Rising Rents Boost Buy To Let

Landlords have been able to hike rents thanks to strong demand from would-be buyers deserting the sales market.

With rental income on the rise yields, which have been hovering around the six per cent mark for several years, grew by 0.1 per cent over January to reach 6.3 per cent, their highest level since March 2006.

A lack of buyers also led to a -1.5 per cent fall in property values, and this too boosted yields while making it cheaper for investors to secure further property.

Wales experienced the most impressive yields - 7.5 per cent - followed by the North and North West, both with 7.2 per cent.

The total gross return, that is rent plus capital appreciation, stood at an average of £29,709 in January.
